Nevertheless, these economic perspectives do not elucidate the reasons behind the increasing rate of vacancies in converted retail units amidst the high demand and profit. This paper scrutinizes the rate of vacancies in converted retail units and the behavioural dimensions of conversion and renting decisions in the Greater Accra Metropolitan Area (GAMA) in Ghana. Drawing on the behavioural finance concepts of investor myopia and herding behaviour, findings revealed that the conversion and renting decisions of some property owners and retail tenants in GAMA, respectively, are based on the perceived economic gain realized by other owners and tenants and not informed by locational dynamics and other rudiments of property market analysis. The consequences of these decisions manifest in their negative impact on the exchange and use values of converted retail units. Property owners are compelled to accept lower rents, shorter leases, and external cost of repairs as opportunity costs for the vacant retail units. Retailers, dissatisfied with low level of sales, fold up or continue to relocate from one retail unit to another. This paper provides an analysis of the value-adding attributes of corporate real estate management (CREM) and bank performance in Ghana. The multiple regression method was applied to a cross-section of both primary and secondary data sourced from 25 commercial banks in Ghana. The study shows that the banks identify with the value-adding attributes of corporate real estate asset management even though there are variations in the level of importance to individual banks. These variations are attributable to the unique mandates of the banks. Further analysis shows that CREM has significantly positive impacts on bank profitability by strategies that help to increase innovations, increase productivity, and promote marketing and sales. This article shares some highlights.</p> <p>High-resolution images derived from multiple platforms with on-board sensors provide substantial cues in urban planning and are strategic in disaster management. Where risks are prevalent, the gathered datasets present geospatial engineers with opportunities to process and document both pre- and post-disaster scenes at multiple temporal and spatial scales for delivery in 2D, 3D+ and related digital models. The image scenes themselves are also very fascinating, as they present complexities of mixed land covers, multipart roof facades, multiple spectra and at times multiple data types. The study employed qualitative survey design and interviewed varied stakeholders in Goaso and Nkaseim stools areas. The results revealed that there is a growing land market characterised by rising land access cost, land use changes and adjustments in the local landholding profile within the market frontiers. This development is underpinned by new investment opportunities associated with the new region. The local land market is currently devoid of land guards’ activities and multiple sales. Again, almost all the state institutions and allied offices mandated to carryout land administration were yet to be established at the regional level.
